Everything Included in Your Inspection

Our building inspection service is designed to leave nothing to question β€” here's exactly what you get from end to end.

01

Full AS 4349.1 Compliant Inspection

Our inspections are conducted in strict accordance with Australian Standard AS 4349.1 β€” the benchmark for residential building inspections. Every accessible area of the property is systematically examined by a qualified building consultant.

02

Photo-Illustrated Report

Your report includes clear photographs of every defect identified β€” no guessing what's being described. Photos are annotated and accompanied by plain English explanations of severity, location, and recommended action.

03

Defect Severity Ratings

All defects are classified by severity β€” major defects, minor defects, safety hazards, and items requiring further investigation. This priority system helps you understand what needs immediate attention and what can be monitored over time.

04

Moisture & Damp Assessment

Using calibrated moisture meters, our inspectors assess key areas prone to moisture ingress β€” wet areas, sub-floor, roof void, and external walls. Elevated moisture readings are flagged with recommendations for further investigation.

05

Verbal On-Site Debrief

If you attend the inspection, our consultant will walk you through all key findings before you leave the property β€” giving you the opportunity to ask questions and gain a deeper understanding of the property's condition first-hand.

06

Post-Report Support

Have questions after reading your report? Our consultants are available by phone or email to clarify findings, discuss severity, and help you decide on next steps β€” whether that's negotiating repairs, seeking trade quotes, or proceeding with purchase.

Clear, Actionable Reports Within 24 Hours

We know that time is critical in property transactions. That's why every report is delivered to your inbox within 24 hours β€” fully illustrated, clearly structured, and written in plain English so you can act immediately.

Executive Summary

Every report opens with a clear summary of all significant findings β€” so you can quickly understand the big picture before diving into detail.

Annotated Photos

Every defect is photographed and annotated so you can see exactly what was found, where it is, and how it relates to your property.

Priority Recommendations

Each finding comes with a recommendation β€” urgent action required, monitor over time, or cosmetic only β€” so you know exactly what to prioritise.

Building Inspection Questions

Everything you need to know about our building inspection service β€” answered clearly.

What is included in a building inspection?
Our building inspection covers all accessible areas of the property including exterior walls, roof cladding, roof structure (void), sub-floor (where applicable), all internal rooms, wet areas, services (visual only), garage, and site structures. It is conducted in accordance with AS 4349.1.
How long does a building inspection take?
Most residential building inspections take between 2–3 hours depending on the size and complexity of the property. Larger homes, older properties, or those with significant sub-floor or roof void areas may take longer. You are welcome to attend throughout.
Should I attend the building inspection?
We strongly encourage it. Attending the inspection allows you to see defects first-hand, ask questions in real time, and get a much deeper understanding of the property than the report alone can provide. Many clients find this invaluable for negotiating with vendors.
Does a building inspection include termite inspection?
A standard building inspection is a separate service to a termite inspection. We strongly recommend combining both inspections β€” particularly for pre-purchase β€” as termite damage is not always visible during a standard building inspection. We offer a combined inspection package for greater savings and convenience.
Can I use the report to negotiate the purchase price?
Absolutely. A building inspection report is one of the most powerful tools you have in a property negotiation. Our reports clearly identify major defects with estimated remediation contexts so you can approach the vendor with factual, documented evidence to support a price reduction or request for repairs.
When should I book the inspection?
Ideally, book your building inspection as soon as you have an accepted offer or expression of interest β€” before contracts are exchanged. In private treaty sales this is usually after verbal agreement but before signing. In auction situations, inspections should be completed before the auction date.
